Project Vision Meeting – “Tell us what you want”
To begin the design process, Adam Sanchez, owner of Diamante Homes, will meet with you to gain an understanding your current and future family size, lifestyle and housing needs, and most importantly YOUR BUDGET. You are encouraged to bring photographs, sketches, magazine cut-outs, or any items that represent what you are looking for in your new home. Our goal is to bring to life a project that best expresses your personality and desires, so we encourage all of our clients to share with us their thoughts, ideas and dreams. We will gather basic information such as the number of bedrooms, baths and living areas you need; approximate square footage; where you spend most of your time at home; your need for entertainment areas such as a game room, media room, wine cellar; number of garage bays; outdoor kitchen/terraces, pool and decks; one story vs. two story, etc. One of the most important parameters to be discussed during this meeting is overall project budget, what we like to call “The Target”.
Lot Evaluation Meeting – “What does the land say we need to do?”
Whether building on your property or ours, a plat of the property including topographical data and mature tree locations is very important to the design team's conceptual planning. Site surveys are performed to determine whether a proposed location is suitable under current conditions. Prelim Design work may include site visits to measure and document existing conditions at your property, research of building code and zoning laws, research of the covenants & restrictions in your neighborhood, discussions with local government agencies and consultations with construction subcontractors to evaluate the project's feasibility. With this information, and the ideas and concepts from the Project Vision Meeting, we are prepared to design a preliminary sketch that attempts to address all of the desired elements of the new home.
Initial Design Meeting – “Let’s take a shot at it”
The design and budget parameters are established, and the client’s functional and aesthetic goals are expressed through the conceptual process of schematic Design. The goal of Preliminary Design is to illustrate proposed solutions to the established design goals. Preliminary Design drawings may be sketched freehand or drawn on the computer using AutoCAD software.
Initial Sketching & Drawings
Here, initial sketches of the home’s floor plan components are created. These sketches will show all desired elements of the home including number of bedrooms, outdoor living areas, etc.
Initial Floor Plan Review
Now the customer will review Auto CADD versions of the sketches designed in Step 4.
Floor Plan Development and Revisions
All revisions made in Step 5 will be implemented into the Revised Floor Plan.
Preliminary Elevation Review
At this stage, the first hand drawings of the front elevation or façade are created and integrated with the floor plan
Elevation Development and Revisions
Revisions are made to the front elevation and further refinements are made to the floor plan.
Preliminary Project Cost Evaluation and Proposal
At this point, three or four versions of the floor plan and two revised versions of the front elevation selections have been created in Auto CADD and the plans are approaching their final version. Given the firmness of the plans, an estimate of the final project cost is presented to the buyer.
Develop Detailed Construction Specifications
Step 10 involves the creation of the project specs that are very detailed and will include material allowances. These specs allow the buyer to choose the particular cabinets, windows, countertops, fixtures, etc., that will populate the house. Once the list is created, the client may revise all selections before proceeding to the next step.
Space Planning and Design Updates
Now, the builder will develop blueprints detailing the locations of all furniture and home accessories the buyer proposes as well as plans for preliminary interior design specs.
Revised Project Cost Evaluation
All designs are at least 90% complete at this stage and the builder presents the buyer with the most updated and accurate cost projections.

The buyer will now review and approve the comprehensive set of building plans that will allow the builder to proceed to final construction drawings and specs
